After a rough divorce, Sarah (Elisabeth Shue) moves with her daughter Elissa (Jennifer Lawrence) to their dream house in a small, rural town to get a fresh start. Upon arrival, they discover they are living next door to a house where a young girl murdered her parents and disappeared. Only Ryan (Max Thieriot), the girl's brother, survived the peculiar incident.
Though Sarah tells Elissa not to get involved with Ryan, who comes across as strange and reclusive, she does so anyway. As their relationship grows and they become closer, inexplicable events begin to happen. Soon Elissa learns that Ryan's tragic story is far from over and that every house has a secret.
